A well-designed bathroom is one of the highest-return investments in a London property. Here is what a luxury bathroom renovation actually involves — and what it costs.
A bathroom renovation is one of the most impactful improvements you can make to a London property. Done properly, it adds significant value, improves daily life, and — particularly in prime postcodes — is something buyers and renters expect to see at the top of the market.
Done badly, it causes damp, structural damage, and expensive remediation.
This guide sets out what a genuine luxury bathroom renovation involves, what drives cost, and what you should expect from a contractor.
What separates a luxury bathroom renovation from a standard one
At the top of the market, a bathroom renovation is not just about installing new fixtures. It is about the quality of every decision: the substrate, the waterproofing, the tile adhesive, the silicone specification, the grout joint width, the mirror fixing, the heated towel rail positioning.
Clients at this level typically expect:
- —Bespoke or premium vanity units — handmade, stone-top, or architect-designed cabinetry rather than off-the-shelf
- —Large-format stone or porcelain — marble, travertine, Calacatta, or large-format porcelain in 60×120 or larger
- —Wet room or walk-in shower — frameless glass, linear drain, continuous tile finish
- —Underfloor heating — electric mat or hydronic, depending on the system
- —Statement lighting — recessed, mirror-integrated, or bespoke pendant
- —Premium brassware — Vola, Dornbracht, Watermark, Samuel Heath or equivalent
Cost ranges for London, 2026
These are all-in costs including design, supply, and installation. They do not include structural alterations (moving walls, relocating soil stacks) which are priced separately.
| Specification | Typical budget range |
|---|---|
| Mid-range renovation (new fixtures, tiling, sanware) | £25,000 – £45,000 |
| High specification (stone, bespoke vanity, premium brassware) | £50,000 – £90,000 |
| Top specification (full bespoke, rare stone, designer fixtures) | £90,000 – £200,000+ |
A master bathroom suite in a prime Mayfair or Belgravia property typically falls in the £70,000 – £150,000 range when fully specified.
The waterproofing question
The single most common cause of bathroom failure is inadequate waterproofing. A tiled shower or wet room that is not correctly tanked will eventually leak — the question is only when and how badly.
At ASAAN, we use a proprietary tanking membrane system on all wet areas, applied to manufacturer specification and signed off before any tiling begins. We do not cut corners on substrate preparation.
This adds cost at the outset. It eliminates remediation cost later.
Structural considerations
In many London properties, particularly older mansion blocks and terraces, a bathroom renovation requires careful structural assessment:
- —Joisted timber floors — large-format stone is heavy. We always check whether floor strengthening is required before specifying heavy stone tiles
- —Soil stack relocation — moving a WC or bath to a different position may require rerouting drainage, which is a specialist and time-consuming task
- —Listed buildings — any work affecting the fabric of a listed building requires consent, even internal works in some cases
Timeline
A standard bathroom renovation in a London property takes 4 to 6 weeks from start to handover, assuming no structural works. With structural alterations, allow 8 to 12 weeks.
Lead times on bespoke vanity units and stone can extend this further. We build procurement lead times into our programme from day one.
