Who We Are
Built on trust, since 2008
ASAAN was founded in 2008 by a team that had grown tired of the gap between what London's best addresses deserved and what most contractors delivered. Based in Crawford Street, Marylebone, we bring architectural design, construction management and specialist trades under one roof.
We don't use subcontractors we haven't worked with for years. We don't give estimates we can't stand behind. We don't disappear after handover.
Client Voice

Designing the Drawing Room in a Prime London Townhouse: Proportion, Comfort, and Formality
The drawing room is the social heart of a prime London townhouse — the room that receives guests, hosts dinner parties before the move to the dining room, and represents the household's aesthetic sensibility to the outside world. In a Georgian or Victorian townhouse, the principal drawing room is typically on the first floor (the piano nobile), with the best ceiling height, the finest cornice, the most elaborate fireplace, and the windows that command the best view of the street or garden. Designing this room well requires an understanding of its architectural logic, an approach to furniture arrangement that reflects how the room is actually used, and a command of the formal elements — fireplace, curtains, lighting — that determine its character after dark.

Renovation and Property Value in Prime London: What Adds Value and What Does Not
The relationship between renovation investment and property value in prime London is not straightforward. Some renovations add significantly more value than they cost; others add less than their cost; and some — if done incorrectly — can actually reduce a property's value. Understanding what the prime London buyer values, what they discount, and how the quality of execution affects value enables clients to make renovation decisions that are financially as well as aesthetically sound. This is not primarily a question of predicting the market — it is a question of understanding what constitutes quality in this market and specifying accordingly.

Renovating a Georgian London Townhouse: Architecture, Constraints, and Opportunities
The Georgian London townhouse — built between approximately 1714 and 1830 — represents the highest concentration of architecturally significant residential stock in the world. The terraces of Mayfair, Belgravia, Marylebone, and Bloomsbury were developed according to strict architectural codes that produced an extraordinary consistency of proportion, material, and detail. Renovating a Georgian townhouse is both a privilege and a responsibility: the fabric is legally protected, the proportions demand respect, and the opportunity to restore lost quality while meeting modern standards of comfort is genuinely exciting. Understanding the architectural logic of the Georgian townhouse — why it is the way it is, what has typically been lost, and what can be recovered — is the starting point for any renovation of one of these buildings.
Common Questions
What clients ask us
- What areas of London do you work in?
- ASAAN works across all of prime central and west London — Mayfair, Belgravia, Kensington, Chelsea, Notting Hill, Marylebone, Westminster and the surrounding postcodes. We also take on select projects elsewhere in London where the scope and specification meet our standards.
- How much does a full house renovation in London cost?
- A whole house renovation in London typically costs between £200,000 and £650,000 for a 3–5 bedroom property at high specification, with larger or more complex properties running to £1,000,000 and above. Cost is driven by property size, specification level, listed building status, and the extent of structural and services work required. Read our detailed cost guide.
- Do you handle planning permission and listed building consent?
- Yes. Our architectural team manages all planning applications, listed building consent, prior approval notifications, and building regulations submissions in-house. We have a strong track record with Westminster, RBKC, Camden and other demanding London planning authorities.
- How long does a renovation project take?
- A full house renovation typically takes 9–15 months from initial brief to completion — including design (2–3 months), planning and party wall agreements (2–4 months), and construction (4–8 months). Complex projects involving listed buildings, basements, or extensions can take 18–24 months. We always give clients a realistic programme before work starts. See our full renovation timeline guide.
- What is your minimum project size?
- ASAAN focuses on projects at the upper end of the London market. We typically work on projects of £50,000 and above, with most of our projects in the £200,000–£1,000,000+ range. We are not the right fit for small cosmetic works.
- Do you provide a single point of contact throughout the project?
- Yes. Every ASAAN project has a dedicated project manager who is your single point of contact from briefing through to handover. We coordinate all trades, manage the programme, and provide regular written updates. You should never need to chase multiple contractors for information.
