Bathroom Accessories and Sanitaryware Specification for Prime London Renovations

Bathroom Accessories and Sanitaryware Specification for Prime London Renovations

The sanitaryware and accessories in a prime London bathroom — baths, basins, WCs, shower enclosures, taps, and towel rails — are among the most touched, most inspected, and most functionally critical elements of the renovation. They are also among the most variable in quality: the difference between a well-specified sanitaryware package and a poorly specified one is visible in the weight of a tap lever, the smoothness of a bath's enamel, the precision of a WC's flush, and the quality of a shower enclosure's glass and fittings. Understanding the manufacturer landscape, the specification variables, and the installation requirements allows clients to specify bathrooms that perform and endure.

Sanitaryware: The Core Specification

Sanitaryware (baths, basins, WCs, and bidets) defines the functional and visual character of a bathroom. The choice of manufacturer, material, and format is one of the most visible design decisions in a prime renovation.

Baths: For a prime residential bathroom, the bath specification falls into two categories: built-in (set into a tiled or panelled surround, either a standard rectangular form or a more shaped contemporary design) and freestanding (standing clear of all walls, typically on legs or a plinth, as an architectural focal point). Freestanding baths are the prestige format for principal bathrooms in prime London properties — a well-chosen freestanding bath is genuinely sculptural, and its position as the centrepiece of a large bathroom determines the spatial arrangement of everything else.

Quality freestanding bath manufacturers include: Bette (German, steel-enamel, exceptionally durable and scratch-resistant, with a 30-year enamel guarantee), Kaldewei (German, steel-enamel, wide range of shapes and sizes), Agape (Italian, design-led, stone resin and copper options), Apaiser (Australian, stone composite, very tactile and warm to the touch), and Victoria + Albert (British, volcanic limestone composite, excellent heat retention). Cast iron baths (roll-top with claw feet for period schemes; slipper or double-ended) are available from specialist suppliers including Catchpole & Rye.

Basins: Wall-hung basins (fixed to the wall with concealed fixings, no pedestal) are the standard contemporary specification for prime residential bathrooms — they expose the floor below, making the room feel larger and easier to clean. Under-counter basins (set into a vanity top, with the vanity unit providing storage) are the practical choice for master bathrooms where storage is important. Countertop basins (sitting on top of a vanity surface) are a design statement more than a practical format — they are visually strong but require the counter surface to be kept clear.

Quality basin manufacturers include Duravit (German, wide range, consistently good quality), Laufen (Swiss, design-led, SaphirKeramik material is harder and allows thinner walls than conventional vitreous china), and Ceramica Flaminia (Italian, innovative forms and materials).

WCs: Wall-hung WCs (pan fixed to a wall-mounted frame, cistern concealed in the wall or in a duct) are the standard for contemporary prime residential bathrooms — they are easier to clean (the floor beneath is accessible), they position the pan at any desired height (typically 400–430mm to top of seat for comfort), and they allow the cistern to be concealed in a duct or false wall. Close-coupled WCs (cistern directly on the pan) are appropriate for traditional period schemes or for cloakrooms where wall construction precludes a concealed cistern.

Geberit is the dominant manufacturer of concealed cisterns and wall frames, with their Sigma series offering a range of flush plate finishes (brushed nickel, chrome, glass, metal, gunmetal) that can be closely coordinated with the tap and accessory finishes. Duravit, Villeroy & Boch, and Laufen produce quality WC pans to pair with Geberit frames.

Taps and Shower Controls

Tap selection for a prime residential bathroom is as significant as ironmongery selection for a prime interior — the tap is the piece of hardware most frequently touched in the room, and its weight, its operation, and its finish determine the tactile quality of the daily experience.

Tap manufacturers: For prime residential bathrooms, the reference manufacturers are Vola (Danish, minimalist, highly engineered, the definitive contemporary tap range), Dornbracht (German, exceptional quality, wide range from classic to contemporary), Fantini (Italian, design-led, excellent quality), Brodware (Australian, increasingly specified in London for its understated quality), and Samuel Heath (British, period and transitional ranges). Each manufacturer offers a range of finishes that must be coordinated across all taps, shower controls, accessories, and door furniture in the bathroom.

Shower controls: The shower control specification for a prime residential bathroom should address water temperature stability (thermostatic controls, not manual mixing valves — thermostatic valves maintain the set temperature regardless of pressure fluctuations elsewhere in the system), volume control (separate volume control from temperature control for convenience), and the number of outlets (body jets, overhead shower, and hand shower are the standard combination for a principal shower enclosure).

Digital shower controls (Kohler DTV+, Mira Platinum, Aqualisa HiQu) allow precise temperature setting to 0.5°C, memory presets for different users, remote start (so the shower is at temperature when you enter), and integration with home automation. They are increasingly specified in prime residential master bathrooms and are compatible with most quality shower enclosures.

Overhead shower heads: The overhead shower (rain shower, typically 300–500mm in diameter for a prime residential shower) is the signature element of a luxury shower enclosure. Mounted flush to the ceiling (a ceiling-mounted overhead shower with a concealed supply pipe gives the cleanest appearance) or on a fixed arm extending from the wall, the overhead shower should be specified with a flow rate that is adequate for the showering experience — typically 15–20 litres per minute, which requires an unvented hot water system and confirmed mains pressure.

Shower Enclosures

The shower enclosure — the glass, the frame, the door, and the fittings — is a significant element of a prime bathroom's character.

Frameless glass enclosures: The premium specification for contemporary prime residential bathrooms. Toughened and laminated glass (typically 10mm or 12mm thick) without an aluminium frame, supported by point fixings or minimal glass-to-glass clamps, and with a pivot or hinged door. The glass must be of certified safety glass quality (BS EN 12150 for toughened, BS EN ISO 12543 for laminated). Anti-limescale treatment (Diamon-Fusion, Clarity) applied to the glass reduces cleaning frequency and is worth specifying for the shower glass in any primary bathroom.

Sliding vs pivot doors: Pivot or hinged doors (swinging outward into the bathroom) are the simplest and most reliable mechanism; they require clear floor space in front of the door. Sliding doors (two panels that slide past each other) are useful where floor space is constrained but require more careful maintenance of the track and rollers to remain smooth in operation.

Walk-in (no door): A walk-in enclosure — a three-sided or two-sided shower with no door, relying on a fixed glass panel and the shower geometry to contain spray — is the most elegant format for a generously sized shower enclosure. It requires careful layout (minimum 1200mm clear width in the shower zone) and a correctly positioned shower head to prevent excessive spray outside the enclosure.

Towel Rails and Heated Accessories

Towel rails in prime residential bathrooms are typically specified as dual-fuel (heated by the central heating circuit when heating is running, and switchable to electric element for summer use or continuous low-level warmth). Quality towel rail manufacturers include Samuel Heath, Vola, Bisque (design-led, architectural forms), Tubes Radiatori (Italian, sculptural), and Zehnder (Swiss, reliable and widely specified). The towel rail must be sized for the bathroom heat loss — a decorative towel rail with inadequate heat output will not heat the bathroom adequately in winter.

Mirror cabinets with integrated lighting, demister pads, and shaver sockets are a practical specification for principal bathrooms. Roper Rhodes, Crosswater, and Burgbad produce quality illuminated mirror cabinets; bespoke joinery mirrors with integrated LED edge lighting are an alternative for schemes where a standard product format does not suit the design.
