Luxury Kitchen Renovation in Belgravia: What to Expect

Luxury Kitchen Renovation in Belgravia: What to Expect

Planning a kitchen renovation in one of London's most prestigious postcodes? Here's what the process looks like from brief to handover.

Planning a kitchen renovation in Belgravia is not the same as planning one in most other parts of London. The properties are older, many are listed, the planning requirements are stricter, and — frankly — the standards expected by clients are higher.

Here is what you should know before you start.

Budget realistically

Belgravia kitchens are rarely small, rarely simple, and almost never cheap to do properly. For a high-specification kitchen renovation in SW1 — bespoke cabinetry, stone worktops, quality appliances — budgets typically start at £80,000 and rise quickly depending on scope.

That is not an argument against spending the money. A kitchen done properly in a Belgravia apartment holds its value. A kitchen done cheaply does not, and often needs replacing within a decade.

Listed building considerations

Many Belgravia properties are Grade I or Grade II listed. This means any work that affects the character of the building — including opening up walls, changing floor levels, or altering the original room layout — requires listed building consent from Westminster City Council.

At ASAAN, we handle all planning applications in-house. Our architects know what Westminster expects, and more importantly, know how to frame proposals that get approved on the first submission.

The procurement chain matters

A kitchen is only as good as the people installing it. The most common source of problems we see in renovation projects is a mismatch between the quality of the cabinetry and the quality of the installation.

We work with a small group of cabinet makers and kitchen installers we have used for years. We do not bring in whoever is available. This is especially important in a listed building, where tolerances are tighter and the consequences of shoddy workmanship are more visible.

Timeline: expect 12–16 weeks for a full kitchen

From the day you commission us to the day you cook your first meal, a full kitchen renovation in Belgravia typically takes 12 to 16 weeks. That includes design development, planning consent where required, procurement lead times, and the build itself.

Rush jobs rarely end well. We will always tell you honestly how long something takes, and why.
